- Real Estate Investment Consultations -
From time to time clients are looking for information and analysis that does not necessarily fall into the category of a formal appraisal engagement. A client may be making a decision relative to a real estate investment in which the data available to and the experience of an appraiser may be helpful on an hourly consulting basis. We have consulted a number of clients on commercial real estate investment matters in the past. These services have been requested in conjunction with acquisitions, divestitures, development, leasing, management, operations, planning, renovation, zoning appeals, et cetera. It always pays to have a second set of eyes on the situation.
- Property Tax Consultations -
Indiana has undergone substantial changes in the past few years in moving from a cost approach based assessment to a market approach based assessment. Numerous property types in various jurisdictions have experienced assessments out-of-line with current market conditions. Recent legal findings have drastically altered the type of evidence necessary for a sucessful appeal. Given our experience in real estate appraisal matters and the data resources at our disposal. We are in a uniquely qualified position to consult property owners on the assessments of thier real assets. Recent precedents from the Indiana Tax Court indicate that the best evidence in an appeal case is a well documented valuation prepared by a State Certified Appraiser.
